SELLING AND BUYING GUIDE:
Buying a home in Spain is a process that involves several steps and may differ slightly from buying a home in Sweden. Here is an overview of the main steps:
- Preparation and budget: Set a budget: Determine how much you can afford to spend and include additional costs such as taxes, fees, and legal services.
- Financing: If you need a loan, investigate the possibilities of getting a mortgage loan in Spain or Sweden. Spanish banks often offer loans to foreigners, but this often requires a larger cash investment than in Sweden.
- Search for housing: Estate agent: Hire a local estate agent who can help you find the right home. Brokers can also advise on areas and price levels.
- Online portals: Search Spanish real estate portals such as Idealista, Fotocasa, or others to get an idea of the market.
- Legal advice: Hire a lawyer: It is highly recommended to hire a local lawyer who can ensure that all documentation is in order and that there are no legal obstacles (eg debts on the property).
- NIE number: You need a NIE number (Número de Identificación de Extranjero), which is a tax identification number for foreigners. This is necessary to complete the purchase.
- Make an offer and sign the purchase contract: Bidding: Once you have found a home, you can place an offer. If the seller accepts, a preliminary contract (Contrato de Arras) is drawn up where you pay a down payment, usually 10% of the purchase price.
- Purchase contract: When all the documentation is checked, the final purchase contract (Escritura de Compraventa) is signed before a notary.
- Final payment and access: Final payment: The remaining purchase amount is paid upon signing the purchase contract.
- Registration: After the purchase, the property is registered in your name in the Spanish Land Registry (Registro de la Propiedad).
- Additional costs and taxes: Taxes: Expect to pay transfer tax (Impuesto de Transmisiones Patrimoniales, ITP) if it’s a second-hand home, or VAT (IVA) and stamp duty (AJD) if it’s a newly built property.
- Other fees: Includes notary fees, registration fees and legal fees.
- After the purchase: Connections: Arrange for electricity, water and other utilities.
- Insurance: Get home insurance for your new home.
